Our fine tuned, proprietary design method allows us to create a unique space, tailored to the guests who will be staying there- NO MATTER THE MARKET, ensuring that your investment flourishes, even in this difficult STR environment.

We have experience with sourcing the right materials, creating the promise of an experience that will attract your target guests every time, quantities and quality of stocking items, and we will also help you save thousands off of retail pricing- guaranteed.

Our Full Property Package Includes:

One hour project kickoff call and review of space, concept photos and how you would like the space to function.
Completion of our proprietary "Finding Your Story" process to determine your target guest and how to tailor the design to appeal to them
Space planning and overhead Furniture Layout of each space that will have furniture
A Design board for each space showing all proposed items with links
A one hour presentation call to walk you through your design in detail, make notes and answer any questions you have.
A detailed linked Google Sheet to purchase all design board items directly. We’re happy to use retailers through discounted purchasing platforms like Minoan and HostGPO to get our clients the best possible pricing.
A complete linked stocking list with all sizes and quantities, so you know you have EVERYTHING taken care of to launch!

Pricing

We price our services by room. Larger rooms with furniture are $700, smaller rooms without furniture are $400, and amenity rooms (game room, theater room, etc.) are $1,100. Outdoor areas and decks follow the same structure.

We require a 50% design fee deposit to begin work on your project. The remaining 50% will be due on the day we share your design presentation with you.
We accept credit card payments or ACH Transfer for design fee payments through our secure payment portal. If you do choose to use a credit card for payment, it will incur a 3% fee to do so.

Additional Options

We are available to help you select all of the paint, finishes, fixtures, hardware, etc. for your remodel. This is charged as an additional fee, usually based on the scope and what is needed- but we base this cost on $150 per room that the service is requested for.
We are 100% confident that the design we present to you will be an incredibly successful design for your property. Each item will have been chosen for a specific reason and to fill a specific function- whether that be availability, price, utility, style, or a combination. We also are very conscious of the timeline of your project and the always changing inventory levels of the supply chain. For this reason, we do not include or suggest making any revisions to the designs we present.
Each item may not always be the exact thing you would have chosen for your own home, but trust us, we’ve done this before.
However, if you DO wish to make revisions to your design, we are able to do so- but we charge the add on fee of $150 per room that the revision is requested for.
Our scope of work is virtual design only. We do not offer receiving or installation services. However, we work with Kim Fitzpatrick and the Launched Host team as install partners. They are able to travel nationwide, receive everything on site, manage contractors, set up, install, and get your property guest ready without you having to lift a finger.
Starting at $1000, this package will build on your design and give you everything you need to get your branding on point so that you can crush your marketing and target client story.
The Branding Package includes a house name, logo design, color palette, font bundle, and brand voice GPT- trained on your brand voice so that you can use it to help you write your listing copy, social posts, guest communication, welcome guide and more!

For $1,500, you can include a one of a kind amenity that no one else has- a custom “adventure game” tailored to your property’s story, design, style, location and history. The game is an in depth mix between a scavenger hunt, a treasure hunt, and a murder mystery (although they’re not always about murder, that’s just the best way to describe it). Games include a series of clues and side quests, and can be played entirely on the property, or off of the property to explore the local area as well.
